Am I required to make my property available to Section 8?
Yes. California law prohibits landlords from refusing to rent to applicants just because they have a Section 8 voucher. The law added voucher holders to existing California discrimination protections for source of income. -
Are you licensed?
Yes. For anyone stepping into managing a property on behalf of the owner, the first requirement is to have a property management license in California. The regulation (10131-b) clearly states that buying, selling, or leasing property without a license is unlawful. Our license number is DRE #02086545 -
Can I reach you after hours?
We have an After Hours service available for all maintenance concerns. This will address anything after 5 during the week (M-F), weekends, and holidays. -
Can you put the money directly into my account?
Yes. We direct deposit into your account via ACH on the 15th of each month. If the 15th is on a weekend or holiday your funds will be made available on the next business day. -
Do I get to see the lease or sign it?
All leases are posted to your portal after signed. Because we are licensed and acting on your behalf as your agent, there is no need for you to sign the lease. -
Do you sell real estate too?
Yes. We can help with all your brokerage needs. -
How and when do I get my checks?
Owners are paid on the 15th of each month. -
How is rent collection handled?
We offer many alternatives for tenants to pay their rent online. Credit Card, ACH, or mailing in a Money Order or Cashiers Check. We do not accept cash or personal checks. Our focus is to provide several options for 'on-time' rent payments. -
How long of a lease do you sign?
We typically will sign for 1 year, but can, if negotiated and agreed sign longer or month-to-month. -
How much security deposit do you charge the tenant?
The Security Deposit equals one months rent and is kept in MSC Properties trust account. -
Who holds the tenant security deposit?
MSC Properties holds the deposits for all tenants. -
How soon can you start managing my property?
We can manage as soon as the property is Ready to Rent! We will work with you to ensure that everything is ready to go and advise if there are any concerns and offer assistance as needed. -
What type of properties do you manage?
Our focus is mostly single-family properties, but we also manage small multi-family in a single location (under 20 units) and condos. -
What type of reports do I get and how often?
Each month when you are paid (15th) you will also receive an Owner Statement posted to your portal.
