Rental Application Criteria for MSC Property Management

Thank you for considering MSC Property Management for your new home. We are dedicated to maintaining a safe, respectful, and welcoming environment for all our residents. Below are the criteria all applicants must meet to be considered for tenancy at our properties:

  1. Income Requirements
    • The combined gross monthly income of all applicants must be at least three times the monthly rent.

    • Self-employed applicants may verify income by submitting a signed previous year's filed tax return showing income at least three times the monthly rent, or by demonstrating an average bank balance over the last six months equal to six times the monthly rent.

  2. Credit Score
    • Applicants will need to have a credit score of 650 or above.

    • Applicants with credit scores below 600 may be considered if they have a stable rental history of at least two years at the same residence.

  3. Guarantor Policy
    • A guarantor may be permitted for applicants who cannot provide a sufficient credit score or do not meet the income requirements. Guarantors must have a verifiable gross income of four times the monthly rent and a credit score above 720.

  4. Security Deposit
    • Applicants with credit scores under 600 may be required to pay a higher security deposit, One month's rent, following California rental laws.

  5. Background Check
    • A clean background check is mandatory. Applicants with felony convictions related to crimes against persons or property, manufacturing or distribution of controlled substances, or fraudulent financial activities will be declined.

    • Applicants must not be listed on the Office of Foreign Assets Control (OFAC) list.

  6. Rental History
    • Applicants must have no prior evictions and should not owe money to previous landlords.

    • No more than two late rent payments are allowed in a calendar year.

  7. Smoking Policy
    • Smoking is strictly prohibited inside and outside the property.

  8. Occupancy Limits
    • Maximum occupancy is limited to two persons per bedroom.

  9. Move-in Timeline
    • Residents are required to move into the property within 2 weeks of acceptance.

  10. Identification Verification
    • Valid identification must be provided. Applications will be declined if identity cannot be verified.

Application Process

To apply, please submit a completed application form along with the required documents for income and identity verification. A non-refundable application fee is necessary to cover the costs of background and credit checks; the amount of this fee will be clearly specified in the application materials.

Meeting these criteria does not guarantee tenancy. Final decisions are based on the completeness and accuracy of your application, the results of the background checks, and the specific needs of the property management.
